Multi-family Property Management
Rhino Property Management manages multi-unit rental properties — duplexes, fourplexes, and small apartment buildings of 5-10 units — for landlords across the Wasatch Front, from our office in Murray, Utah. Unlike a single-family rental, a multi-unit property collects rent from more than one tenant at once, so a single vacancy doesn’t mean 100% income loss.
Rhino handles the day-to-day work this creates: rent pricing, tenant screening and placement, maintenance coordination, routine inspections, landscaping, waste management, and evictions when necessary. If you’re weighing whether to add multi-family properties to your Utah portfolio, here’s what that decision means for your income, your risk, and your time.
A Smart Asset in Today's Utah Market
Savvy investors recognize the significant benefits of adding single-family properties to their portfolios. Here’s why a single-family rental property in today’s market makes excellent financial sense.
Consistent passive income
A reliable stream of monthly rent that builds financial stability over time.
Long-term appreciation
As the Utah housing market strengthens, your equity grows alongside it.
Tax advantages
Deduct mortgage interest, property taxes, and operating costs on your rental.
Tangible, resilient asset
Real property tends to hold value and stays less volatile than many alternatives.
Thriving rental demand
Utah’s single-family rental market keeps a steady pool of qualified tenants.

FAQs
How is rent priced for my multi-unit property?
The current market value determines how much we can rent your property for, and comparisons to similar nearby properties also factor into the monthly rent. Contact us for a detailed estimate specific to your property.
When do I get paid?
After we collect rent from tenants, we send your payment by direct deposit or check on the 15th of each month.
What's the average vacancy period between tenants?
Two weeks, on average, across our managed properties.
Am I charged extra fees for maintenance work?
No. Whether the work is performed by our bonded and insured partners or our in-house maintenance employees, you’re only charged for parts and labor — no additional fees are tacked on.
Is lawn care included?
Yes. We monitor the condition of your yard and hire out weekly mowing as part of our services.
How often do you inspect multi-unit properties?
We do quarterly drive-by inspections in addition to move-in and move-out inspections for each unit.
What happens if a tenant doesn't pay rent?
We charge late fees for unpaid rent and begin the eviction process when necessary.
What types of multi-family properties does Rhino manage?
Duplexes, fourplexes, and small apartment buildings between 5 and 10 units, across Weber County, Salt Lake County, Utah County, and the Wasatch Front.
Does Rhino handle security for larger multi-unit buildings?

We have had a great experience with Rhino Property! They made it super easy for us to sign the lease initially and then to stay an extra year. Everything has been very transparent and honest. They’ve taken our concerns seriously and addressed them immediately. It’s always a little scary to sign a lease, but the whole process was very easy and pain free.
