    Benefits of Rental Property Inspections

Routine inspections are a benefit to tenants, management, and property owners.

    Tenants

Thanks to scheduled visits from management, tenants can feel comfortable knowing that their property managers care about the conditions of their living quarters and are ready and able to provide support if any troubles arise.

    Managers

Managers who are aware of potential maintenance needs with the property can monitor and perform repairs or cleaning as necessary to prevent more expensive problems from developing. Being informed means managers can determine if the costs fall on the tenants or the property owner.

    Owners

Property owners can feel secure in knowing that their managers are keeping tenants satisfied and making sure the property stays in great condition. This reduces overhead costs, especially at turnover time when it’s time to prepare a property for a new renter.

    The Importance of Inspections

When all aspects of property maintenance are clearly defined at the time a lease agreement is signed, everyone feels more comfortable addressing any issues that come up with the property over time.

We ensure property owners and tenants are aware of the different type of periodic inspections we provide:

Move-In Inspection (prior to a new tenant taking residence)
Scheduled Inspection (interior and exterior walk-through)
    Drive-By Inspection (exterior inspection only)
Move-Out Inspection (after a tenant has vacated)

Failure to have exacting standards for documentation in this area can result in gray areas, which can potentially turn into expensive legal issues, battling out who’s responsible for damages incurred onsite. Rhino Property Management in Utah performs thorough property inspections that will ensure our managers and the property owners we represent are absolved from any responsibilities that are determined to be that of the tenants occupying a property.

This has been the single best property management company to deal with. Over the years they have taken care of my rental properties, been quick to fill the vacancies and handled every step of my tenant pay issues. I highly recommend them!

My mom and I had a really great experience with Rhino. Amy was absolutely amazing, very helpful, super friendly; she answered all of my questions and never once acted like we were an inconvenience. Even though we were not approved to rent with Rhino, I still think that this company went far above the norm to try to help us get in. Lindsey was so kind to answer all of my questions after our denial and wished us the best of luck in our search for housing. I would definitely recommend these guys to anyone, they were so nice. Thank you.

    Jennifer Wahl

Rhino Property Management is staffed with efficient and courteous professionals that seem to really care about their tenants. My husband and I are more than happy to rent a property with them and have already had a wonderful experience.

    Michelle Ferguson

I’ve been very happy with Rhino Property for the most part. Sometimes responses are a bit slow but they have a good website for requests and rent payment and seem friendly. I would recommend using Rhino as a renter.

Rhino went the extra mile to ensure repair of a leak. They listened to the brick masons who found that work with roof and trim was also necessary. It was pleasing to see them address the additional needs the next day as the masons were finishing the brick work. Great job!

    Rhino Properties Inspections

    Our comprehensive property inspections include:

Photo documentation both inside and outside the property

This allows us to not only know pre-existing damage, but to also protect both the tenant and property owner from problems in the future.

Making note of replaceable fixtures that are broken

Our tenant’s safety and security are both of utmost importance to us and with broken windows and lights, it could present a safety issue in addition to cosmetic problems. We look for these problems to ensure our tenants and property owners are well taken care of and have the best properties available.

    Regular furnace filter checks

A clean filter ensures the furnace is running efficiently and that you don’t void any prior warranties.

    Smoke alarm inspections and maintenance

To comply with laws, codes, and regulations for rental properties, Rhino Property Management ensures all smoke alarms and carbon monoxide detectors are up-to-date and fully functional.

Checking for potential water damage areas (sinks, faucets, bathtub, etc)

    • Water damage is a costly expense and one to avoid at all costs. We check these potential problem areas to stop the leak before it becomes a problem that can ruin cabinets, flooring, and ceilings, creating a bigger problem than necessary.

    Yard and external property inspections

If your property has any sort of patio, sheds or other outdoor property, we will ensure that it is in tip-top shape as well. We will check for potential problems with the exterior of the home and landscaping to save you money in the long run.
