    Evictions

    Utah Eviction Services

Aside from the stress of confronting tenants, there are legalities to navigate when dealing with eviction. Though varying somewhat from state to state, the process isn’t as easy as handing the tenant a piece of paper.

    The Eviction Process

In order to be effective, the proper steps must be taken in the eviction process.

    Eviction Notice

A formal, written notice is required when starting the eviction process. The eviction notice allows the tenant(s) to correct the breach in the lease, pay late rent, and get back on track.

Reasons a Tenant Can Be Evicted

    • Failure to pay rent, late fees, or other fees on time
    • Failure to pay for damage caused by the tenant
    • Violating terms of the lease agreement (non-monetary)
    • Criminal activity
    • Lease has concluded and notice to move has been served

    Filing an Eviction

If the terms in the eviction notice are not met, or the breach of contract is left unresolved, a filing should be made with Utah’s District Court, and a hearing requested. This is another step in the process Rhino does for our landlords.

    Tenant Lockout

After the eviction case goes through the courts, a sheriff or constable can assist Rhino Property Management in changing the locks on your property.

    Benefits of Professional Eviction Services

If legal details aren’t correct in the eviction notice or filing, the judge could rule in favor of the tenant, leaving behind a potentially hostile situation. For this reason alone, professional eviction services from Rhino Property Management Utah are very beneficial; while we don’t offer legal advice, we do know the steps required to properly serve and carry out an eviction.

You Don’t Need To Do It Alone

Everyone has horror stories of bad landlords, and no property owner wants to be the subject of one. This is why it is absolutely critical for property owners to look into options like a property management company in order to find truly diligent property managers that can establish a caring relationship with your tenants without eating too much into your own time.

Rhino Property management specialists ensure that your rules and expectations are clear so that when tenants’ complaints arise, they can be managed in a smooth and reasonable fashion. Contact us for more information on how we can help!
