What Does a Property Manager Do?

Owning a rental property can be a great investment. But, it comes with a lot of responsibilities. That’s why at Rhino Property Management we take care of the day-to-day operations of your rental unit(s).

Being a landlord doesn’t have to be a headache. You don’t have to stress about finding tenants, screening them, and collecting rent if you don’t want to. Our team at Rhino is here to help with an array of services and can provide custom quotes for each circumstance.

Services Covered in Property Management

Depending on the company you work with, services may vary. But if you’re wondering what we offer our landlords, here’s a look.

Advertising

Is there anything more frustrating than scam messages or calls in response to your ads? Whether you’ve listed a home for rent or are trying to sell something online, it opens you up to a bunch of communication that eats up your time and patience. When you contract with Rhino to deal with advertising your rental, you don’t have to worry about a thing.

Property Cleaning and Maintenance

Before you rent a unit, it could probably benefit from a thorough cleaning. If you’re out of state or swamped with your responsibilities, Rhino can schedule cleanings for you. Whether it’s before move-in or between tenants, we’ve got you covered. Additionally, we can handle maintenance requests and ensure that reputable individuals are on the job to do repairs. We contract with licensed and insured companies for maintenance so you’re protected as the landlord from any future problems.

Routine rental property inspections can also be a regular service included when you work with Rhino Property Managemen. This ensures that your property is in good shape while tenants reside in it and that we’re keeping it up to the standards you prefer and up to code. Here’s what our inspection process includes:

  • Photo Documentation (inside and out)
  • Inspection of Replaceable Fixtures (windows, lights, blinds, etc…)
  • Furnace Filter Checks
  • Smoke Alarm Maintenance
  • Yard Inspection
  • Plumbing Inspection (inside and out)

The cleaners who work with us are specifically trained to focus their deep-cleaning on common problem areas in properties, such as kitchens and bathrooms. No tenant wants to move into a dirty property, so we ensure a home is sanitary between renters.

Tenant Screening

You don’t have to worry about taking a tenant’s word that they’re a good choice for your property. A good property manager screens tenants for their income, rental history, and criminal background. Here’s what we provide:

  • Credit Report Check
  • Employment Verification and Proof of Income
  • Rental History Confirmation
  • Eviction Reports
  • Criminal Records

Rhino Property follows fair housing laws while conducting these screenings, treating all potential tenants equally.

Rent Collection

One of the main reasons you rent your property to tenants is to earn income. Whether you’re using the rent to pay the mortgage or boost your savings, we’ll take care of ensuring it’s done. We’ll process the payments for you, and can even manage HOA fees, utilities, etc… If the unfortunate need to evict a tenant arises, we’ll take care of the process, keeping you informed every step of the way.

Online Portals

To keep track of all that we’re managing for you as a landlord, you have access to an owner log-in on our website or app, HERE. Likewise, renters have access to their profiles, too, so they can always be on the same page as us as the property managers and you as the landlord.

We are equipped to manage single-family, multi-unit, and HOA properties. No matter the type of rental unit you own, we can save you time so your investment better serves you. We aim to maximize cash flow, handle operating costs, and ensure units are filled to avoid lost income.

Also, if a multi-unit property is large enough that it requires security measures such as surveillance, we can work with you to provide those services to the benefit of both you and the renters on-site.
